At Landlords sole cost and expense, at any time before or during the Term, if Landlord reasonably determines it is necessary for the health and safety of Tenant or of other tenants in the Building, Landlord may relocate Tenant from the Premises to space of reasonably comparable size, utility and views (Relocation Space) within the Building or adjacent buildings within the same project upon 60 days prior written notice to Tenant. The Relocation Space must contain similar finishes as the Premises, and approximately the same Rentable Square Footage as the Premises and the same number of work stations, offices, breakrooms and reception areas as are contained in the Premises as of the date Tenant receives Landlords notice of relocation. From and after the date of the relocation, the Base Rent and Tenants Pro Rata Share shall be adjusted based on the rentable square footage of the Relocation Space. Landlord shall pay Tenants reasonable costs of relocation, including all costs for moving Tenants furniture, equipment, supplies and other personal property, as well as the cost of printing and distributing change of address notices to Tenants customers and one months supply of stationery showing the new address. Landlord shall also reimburse Tenant for the reasonable cost to install and connect telecommunication and data cabling in the Relocation Space in the manner and to the extent such cabling existed in the Premises prior to the relocation.
