Real Estate Development simply stated involves changing the state of land use from a lower value stage to a higher value stage. This change in land use takes time, typically requiring large injections of capital and other resources. This operation is best done with equity capital as opposed to borrowed money. When you analyze what ails the Real Estate Development industry you may well find that many of the causes come from leveraging which are not necessarily unique to this industry. By the same token fabulous fortunes have been made developing properties that had been paid for by equity capital.
